The guesthouse is at 58 St 440 in Phnom Penh, on a quiet residential street. It sits just off an offbeat, hipster area of the city. It is also close to the main area of Phnom Penh, which guests found good value for the price.

Rooms do not have private bathrooms, so bathroom facilities are shared. The rooms are on an upper floor reached only by a narrow, steep spiral staircase, which is worth planning for if you are carrying large bags. The host has been known to hand over keys before payment and to allow guests time to withdraw or exchange money first.
Such an incredible value.
Rooms were pretty rough around the edges, no private bathroom and plug not next to the bed, but what can you expect for $10? There's air conditioning and privacy, and that's already way more than you can for $10 at most guesthouses.
My favorite part of the guest house is the family, though. The parents and daughter are all extremely friendly and helpful, and the daughter speaks nearly perfect English.
The location is fantastic, too, on a quiet residential Street just off the delightfully offbeat hipster area of Phnom Penh. The great location makes the price even more amazing.
Despite the host being very accommodating and genuinely helpful — they even waited for me to exchange or withdraw money to pay, even though they had already handed me the keys so I could drop off my things and take a shower — I unfortunately cannot recommend this place.
The main issue: the water pressure in the shower was very low, which made showering difficult, even with short hair. I reported the problem, but it was not resolved, so I had to leave after my second night.
Although the owner was understanding and agreed to cancel my Booking reservation at a much lower rate than the official price, I would have preferred to pay a bit more rather than struggle with the shower.
In summary: very kind and helpful host, but serious issue with the shower, so I cannot recommend this place.
Vannys is a WONDERFUL guesthouse to stay at. Rooms are up a thin spiral staircase which is a little precarious with a huge backpack/bags but rooms are clean, beds are comfortable, no windows but use of a fan, fridge and a small basket of cups/bowl etc. The walls are pretty thin mind, you can hear most noises, especially if the lads get back at 2am and want to watch the football! 😂☠️
The balcony area is lovely, we sat here every day of our stay. Vanny makes coffee downstairs so we’d grab one and decide morning plans up there. Her husband is a chatter! Such a lovely man, expect an incredibly warm greeting, all the family are super smiley and friendly, really wonderful people.
They also provide free water refills, three shared bathrooms and have a small shop where you can buy noodles, cigarettes etc.
Would highly recommend if staying in Phnom Penh, plenty of restaurants and bars around and very close to a 7/11, very affordable 🤙🏼
Great experience overall. Vanny himself is very welcoming, kind and funny, the rooms were basic but very clean and with good aircon. There is also free water refills downstairs, a balcony to relax in the evenings and a small shop in the daytime. It is very good value for staying close to the main area of Phnom Penh. Only downside is the spiral staircase leading to the rooms is very steep and tight so can be hard if less mobile with large bags. Would recommend to anyone looking for a great stay on a budget!
