The location was good and that’s about it. Honestly, this place was in a terrible state. The first room we were taken to had no working aircon and didn’t look anything like what we booked. When we questioned it, the staff said he couldn’t find the key to our actual room, so just put us in there, then eventually did. When we got in, it was shocking—ants everywhere (walls and floors), cobwebs, dust, and stained sheets. The whole place felt extremely run down and dirty.

RS II Guesthouse has a great location — it's close to the Royal Palace, National Museum, restaurants (local and international), convenience stores, walking street, street foods, and pharmacy. Almost everything you need is within walking distance, which is very convenient. However, the guesthouse has no elevator, which might be a challenge if you have heavy luggage or mobility issues. The room smelled musty, and I found two small cockroaches during my stay. Linens and towels were stained and clearly not new, which was disappointing and made the place feel unclean. Overall, it’s okay if you’re prioritizing location and just need a quick place to sleep — but don’t expect comfort or cleanliness.

I was fear all night and unable to sleep. The neighbours in other rooms move stuff here and there around 1-2am after midnight that awake me from my sleep, location is good I agree, but safety and service not recommended at all. Each floor outside the room, there are cups and small plates like from previous guests smoking or were used and not collected to keep properly. My suggestion,The service should maintain quiteness after midnight due to most of the guests need to sleep. It's my first time booking this guesthouse through Agoda, but horrible experience I got.

I was very disappointed with my stay. The room was not clean, there was no water for the shower, and the toilet was not properly maintained. The staff did not take responsibility or provide any solution. I do not recommend this place.

Not at advertised on the agoda and anywhere on the internet. Ongoing constructions, floors are flooded with dust. Can barely walk with bare foot. No mini bar, no kettle. Bathroom door is broken. Had to walk up the stairs for like 6 levels. Not recommend. Updated- only after 1 hour, the renovation guys comes and asked me to go out of the room for their renovation process. I have to sit on the hot common room
