I had the pleasure of meeting the owner today. He picked me up from the city and was only too pleased to welcome me to his lovely retreat. I can see the personal care and enthusiasm he has in all respects as a great host I what a lovely spot away from the hustle and bustle exactly what you want when you come to Kampot. The pool and outdoor surrounds are inviting and lush. The rooms are welcoming with high Stud and fine finishes. If you want a family retreat, he has provided a space for family gatherings with five bedrooms with an internal pool and impressive internal courtyard brand-new bathroom and kitchen …absolutely divine place to spend time with close family As I read in a previous comment, the beds are the best you will find in Cambodia. If you want a passionate host that will provide the most you have found the right spot to be

i heard about this place on youtube and this was exactly a place i wanted to be at for my stay in kampot. we got the 5 bedroom private villa with it's own pool. loved it. i don't want to share a pool with strangers. each bedroom has it's own bathroom. i would recommend this to anyone that needs a place to stay in kampot. but the dogs are kind of a nuisance. there is this one big dog and just stays in front of the dog. but i contacted the staff and they got rid of him. only stayed there for 2 nights. wish we could be there longer but on a tight schedule with other locatons to travel.

Our experience with this property was nothing short of terrible. The photos online are highly deceptive, completely hiding the reality of a filthy and poorly maintained accommodation. If negative reviews were possible, this property would deserve one. The actual name of the property is Villa Pacha, but on Agoda it is advertised as "Bungalow in Lush Pool Garden" and our stay there was by far the worst we have had during all our travels. Adding insult to injury, our attempts to provide feedback were met with passive-aggressive, dismissive, and unapologetic responses from the management. The highlight was being told, “The mouldy pillow is not such a big deal, it is not like you sleep directly on it, you have a pillowcase.” The only redeeming feature of the property was the pool and well-functioning AC. However, this was completely overshadowed by the sheer neglect and lack of cleanliness throughout the rest of the villa. Upon arrival, we were greeted by trash scattered across the entrance and even dog feces littering the walkway to the so-called "villa." Stepping inside, we were met with cobwebs, a heavily stained couch, and dust. Animal droppings were near the window, spider webs hung from the curtains, and the sink pipe was broken, repaired with some cheap duct tape and dripping water onto the floor. So it was impossible to use without getting water splashes everywhere. The bathroom was no better—the shower drain was clogged with hair, and draining slowly. Despite these obvio

Such an amazing atmosphere. The pool and the soft as clouds mattress were definitely highlights of this accomodation. Lovely staff! Absolutely will go back.

Farm Link

Sights 1.4 km 18 min walk 4.4/5 on Google

Farm Link is 1.4 km east of Villa Sultan — about 18 minutes on foot. It is the closest place to the hotel under “sights”.

The next two places under “sights” from Villa Sultan are Seahorse Statue (2.5 km) and Krong Kampot (2.5 km), so there is a choice within a few minutes.

Farm Link is a working pepper cooperative and educational space in central Kampot that showcases the production of the region's famous pepper. Visitors tour a small processing facility and farm plot where staff demonstrate how black, red, and white pepper are sorted, dried, and prepared. The cooperative collects harvests from dozens of local small farmers. You can handle and taste different pepper varieties alongside other products the group produces, including long pepper, vanilla, salt, and sugar.

Staff consistently earn praise for their knowledge and friendliness, patiently explaining the labour-intensive processes behind each pepper type and answering questions in French and English. Visitors repeatedly mention the value proposition: Kampot pepper costs notably less here than at local markets, and staff will guide you through the tasting and selection process without pressure. The cooperative model itself appeals to those interested in supporting local farming directly. A minor note appears in one review about impulse buying—the prices and variety apparently make it easy to leave with more than planned.

The site operates mornings and early afternoons, closed around midday. Plan for a 30 to 45-minute visit. It suits anyone with interest in how local products are made, those seeking authentic souvenirs at reasonable prices, and travellers wanting context on Kampot's agricultural identity. The hands-on elements—smelling, tasting, watching manual sorting—make it accessible to most visitors regardless of expertise. Allow time before a midday closure if you're visiting in the morning slot.

The other place under “bars” within reach of Villa Sultan is High Tide Kampot (1.6 km).

Royal Kampot KTV is a karaoke bar in central Kampot that operates around the clock. The venue offers private karaoke rooms, including a Diamond room noted for its appearance, and serves food described as healthy and fast-casual in style. The setting attracts both local and visiting clientele.

Guests consistently praise the friendliness of staff and describe receiving respectful treatment during their visits. The management and female staff members draw particular mention for attentiveness. Some visitors highlight the VIP treatment available to clients. One reservation worth noting: the cashier service has been flagged as disorganized by at least one visitor, though this does not reflect the broader feedback about the venue's hospitality.

The bar is open every day of the week without closing time, making it accessible at any hour. It sits on NR3 highway in Kampot town. The venue appears to suit groups looking for private karaoke sessions and those seeking a social environment with attentive service, though those sensitive to administrative efficiency at the payment stage may want to mentally prepare for a slower checkout.

High Tide Kampot is a riverside bar built around dog rescue and rehabilitation. Visitors find a working sanctuary where rescued dogs live and socialise throughout the day, with drinks and light refreshments available. The bar operates from a riverside location where guests can spend time with the animals, and the owner offers boat cruises down the river at sunset as part of the experience.

What makes the place distinctive is the genuine care visitors observe in how the dogs are treated. Guests consistently mention the owner's deep commitment to animal welfare and the dogs' visible contentment and friendliness. The staff are described as kind and knowledgeable about dog behaviour and rehabilitation. Visitors appreciate that there is no entrance fee, with support coming through purchasing drinks or merchandise. A few reviewers noted they returned multiple times during their stay, suggesting the experience holds up to repeat visits.

The bar is open daily from 10 AM to 10 PM, making it accessible for morning visits with the dogs or for sunset river cruises. It suits anyone spending time in Kampot with an interest in animals or who wants to support rescue work while having a drink by the water. Expect a casual, welcoming atmosphere rather than a conventional bar scene, and plan to interact with the dogs if that appeals to you.

BaZaar Café & Healing Space

Restaurants 1.8 km 23 min walk 4.9/5 on Google

BaZaar Café & Healing Space is 1.8 km north-east of Villa Sultan — about 23 minutes on foot. It is the closest place to the hotel under “restaurants”.

The next two places under “restaurants” from Villa Sultan are Laundry Cafe Burger Bar (2.4 km) and Vanna Restaurant & Bar in Kampot (2.4 km), so there is a choice within a few minutes.

Tucked away in Kampot, this café pairs homemade, health-oriented food with a garden setting at the back, complete with hammocks. The signature order across visits is the Buddha bowl, alongside kefir, mango lassi, tonics, and a chocolate cookie that regulars keep coming back for. Beyond food, the space leans into its "healing" name with offerings like tarot readings, and the overall feel is artistic and calm rather than a quick-stop café.

Guests are consistently enthusiastic about the food quality, describing it as fresh, clearly homemade, and flavourful, with the Buddha bowl mentioned again and again as the reason to visit. The garden seating and hammocks come up repeatedly as a highlight, giving the place a relaxed, unhurried atmosphere that some visitors returned to daily. The one practical gripe is the lack of air conditioning, noticeable on hot days since the space is open-air. Prices are described as higher than typical local spots, though reviewers who mention this generally feel the quality justifies it, and cash-only payment has been noted as well.

This suits travellers looking for a slower, more contemplative meal rather than a fast bite, and it works well for an afternoon of tea and cake as much as a full meal. It is open daily except Sunday, from 8:30 AM to 5:00 PM, so it is not an evening dinner option. Given the open-air setup, arriving earlier in the day or in cooler weather may be more comfortable. Bring cash, and if the garden and hammocks are part of the appeal, allow enough time to actually sit and stay rather than just eat and go.

Analog coffee sits on National Road 3 in Kampot and serves espresso drinks, specialty lattes, and cold beverages in a space visitors describe as having a strong vanilla scent and a relaxed local atmosphere. The cafe has functional wifi and air conditioning, making it suitable for working as well as casual visits. The setting appeals to people who enjoy photographing their drinks.

Visitors consistently praise the coffee quality, with several describing it among the best they have had in Kampot. Matcha lattes and charcoal lattes are mentioned specifically. The atmosphere draws repeated compliments for being chill and lovely, and staff are noted for being helpful and speaking English. Prices are described as affordable. The main caution is that cold drinks tend toward the sweeter side, which works well for some but may not suit those preferring less sugar.

The cafe opens daily from 7:00 AM and closes at 6:30 PM, making it accessible for early breakfast or an afternoon stop. It functions well as a morning work spot or a place to spend an hour between activities in Kampot. It suits coffee enthusiasts and anyone seeking a quiet, air-conditioned refuge during the heat of the day.

Laundry Cafe Burger Bar is 2.4 km east of Villa Sultan — about 29 minutes on foot. It is among the three closest places to the hotel under “restaurants”.

The next two places under “restaurants” from Villa Sultan are BaZaar Café & Healing Space (1.8 km) and Vanna Restaurant & Bar in Kampot (2.4 km), so there is a choice within a few minutes.

Laundry Cafe Burger Bar is a casual burger restaurant on Street 74 in central Kampot, serving made-to-order burgers alongside steaks and fries. The space has a relaxed atmosphere with friendly staff and a music playlist that suits lingering over a meal. Portions are generous.

Visitors consistently praise the quality of the beef patties, which are juicy and cooked well, paired with fresh buns and thoughtful topping combinations—the swiss cheese and jalapeño cheese fries appear frequently in reviews. Prices are reasonable for the quality; a Friday discount brings most burgers down to $5. The main drawback is popularity: the restaurant draws crowds, and waits of around 40 minutes are common during peak times. One reviewer noted the buns could benefit from more toasting, though this is a minor note among otherwise strong feedback.

The restaurant opens daily from noon to 10 PM, making it suitable for lunch or dinner. It works well if you're staying in Kampot town and want a reliable meal without fuss. Plan to arrive outside busy hours if you prefer not to wait, or embrace the wait as part of the experience—the volume of returning visitors suggests most think it worthwhile. It suits travellers craving straightforward, quality burgers rather than fine dining.

The next two places under “cafés & bakeries” from Villa Sultan are Analog coffee (2.2 km) and Douceurs de Kampot (2.4 km), so there is a choice within a few minutes.

Blend House Cafè & Zen House Yoga sits down a small alleyway off the riverfront road in Kampot, combining a café with a yoga studio upstairs. The daily menu runs to bagels made fresh in house, smoothie bowls, and coffee, with both indoor and outdoor seating for those who want to linger over breakfast or a midday coffee.

Visitors consistently mention the calm, welcoming atmosphere and the attentiveness of the staff, often naming the owners Chris and Ali directly for their warmth. The smoked salmon bagel, smashed avo bagel, and protein smoothie bowl come up repeatedly as favourites, alongside praise for the coffee and flat white. Several guests who joined the yoga classes describe them as genuinely grounding, and the combined Backpacker Package of a class plus food is mentioned as good value. Oat milk availability is called out as a welcome plus for those who need it. No complaints or caveats surface in the reviews, though more than one visitor admits to returning day after day, which suggests the appeal holds up beyond a single visit.

The café opens at 8am and closes at 3pm every day except Thursday, when it is shut, so this is a breakfast-and-lunch spot rather than an evening one. It suits travellers looking for a quiet break from Kampot's busier bar streets, and is worth building a morning around if you want to try a yoga class before or after eating, since sessions run upstairs on a daily basis. Given the alleyway location, it helps to know roughly where you are heading rather than expecting it to be visible from the main road.

Vanna Restaurant & Bar in Kampot is 2.4 km east of Villa Sultan — about 30 minutes on foot. It is among the three closest places to the hotel under “restaurants”.

The next two places under “restaurants” from Villa Sultan are BaZaar Café & Healing Space (1.8 km) and Laundry Cafe Burger Bar (2.4 km), so there is a choice within a few minutes.

Vanna Restaurant & Bar sits on Street number 735 in Kampot, serving a menu that ranges from Khmer-leaning dishes like squid with green pepper and chicken satay to French-influenced plates such as pan-fried chicken breast in a special sauce. Portions are generously described by regulars, desserts get particular attention, and the setting is described as relaxed rather than formal, the kind of place suited to a proper sit-down evening meal rather than a quick bite.

Guests are consistently enthusiastic here, with the ice cream, palm sugar and grilled pineapple dessert coming up again and again as a highlight, alongside dishes like the beef saraman, fried shrimp and the chicken avocado salad, which is offered in two portion sizes. Several reviewers single out the owner, described as French and attentive, for spending real time talking diners through the extensive menu. The one point of disagreement is seasoning: while most find the food well balanced, at least one visitor found the sauce on the signature Vanna chicken too sour, so those sensitive to acidity might ask before ordering.

The restaurant is open daily from 11am to 11pm except Saturdays, when it is closed, and Sundays, when it opens later in the evening from 5pm. Given the size of the menu and the care taken over recommendations, it suits diners happy to take a little time choosing rather than those in a rush. It works well for a relaxed lunch or a longer evening meal, and the consistently high volume of positive feedback suggests booking ahead or arriving without a strict time pressure, particularly if planning to try one of the more elaborate dishes or desserts.
